Our Story
Lyon St Capital is a private real estate investment firm based in Raleigh, North Carolina. We focus exclusively on micro-multifamily properties — small apartment buildings and multi-unit homes with 2 to 20 units — across the state of North Carolina, with a primary concentration in the Raleigh-Durham-Chapel Hill Triangle region.
We believe the micro-multifamily segment offers a compelling combination of attractive acquisition pricing, strong rental demand fundamentals, and the ability to generate meaningful value through hands-on management and targeted capital improvements.
Unlike large institutional investors, we can move decisively on smaller deals — and unlike purely passive owners, we actively manage every property in our portfolio, ensuring quality outcomes for both investors and residents.
How We Invest
Our approach is straightforward: find properties where we can add genuine value, buy them at the right price, improve them thoughtfully, and manage them well for the long term.
Properties with 2–20 units occupy a unique space in the market. They are too small to attract most institutional capital, yet large enough to benefit from professional management and economies of scale. This creates a persistent inefficiency that disciplined buyers can exploit.
We target properties with identifiable value drivers: below-market rents, deferred maintenance, operational inefficiencies, or poor management. By addressing these issues through capital improvements and professional management, we seek to create value that translates into improved income and appreciation.
We invest almost exclusively in North Carolina's Triangle region. Deep local market knowledge — relationships with brokers, contractors, and property managers, along with familiarity with neighborhoods and submarkets — is a genuine competitive advantage in real estate, and we work hard to cultivate it.
We stress-test our underwriting assumptions and build in appropriate margin for the unexpected. We do not underwrite to best-case scenarios. Protecting capital is always the first priority; generating returns is the second.
We self-manage all assets in our portfolio. This keeps us close to our properties and residents, enables us to respond quickly to issues, and reduces operating costs that would otherwise be paid to third-party managers.

We do one thing: micro-multifamily in the Triangle. Focused expertise produces better outcomes than scattered generalism.
We are patient buyers. We will not overpay to put capital to work. Investment criteria exist to be upheld, not bent.

Our residents' homes are our assets. We take that responsibility seriously. Responsive, respectful management is non-negotiable.
